How do I hire Golden Vine Management to manage my property?
Golden Vine Management needs is a signed contract and a copy of your keys and we will be managing your property. Our management team will follow up later to get the rest of the needed information. You can sign up now by requesting a proposal and we will send you a management agreement.

What documentation will I need to provide my manager?
What documents do you need?
Where to send your monthly payment and bank account information or if the property is within an HOA, Golden Vine Management needs copies of the Rules and Regulations, the names of your HOA Manager, Management Company and telephone number tenant information. If your property is currently rented we will need a copy of the current rental agreement, rental applications, etc.

If I leave the country or I am not in the country can Golden Vine Management manage my property?
Golden Vine Management manages property for owners living abroad. Golden Vine Management has the systems in place to help owners living abroad get the needed information.

How can I reach the property manager and when are they available to answer my questions?

We are available and open Monday through Saturday 9am to 5pml calls that come in after business hours are returned the following business day. An owner can always reach Golden Vine Management via email.

Accounting

Reserves: What is a reserve?
How do you fund it and what is it used for?
Your account reserve is an amount of money that is held in Golden Vine Management trust account for repairs that might arise on your property. The reserve account is normally funded by the initial tenant payment.The reserve is kept so that owners do not have to send emergency money to make necessary repairs.

When will the owner get paid?

Owner disbursements are made at the end of the first week of the month. The monthly statement will be sent the same day and at the end of the month the full monthly report will be provided.

Rents

When do tenants pay?
The rent is due on the 1st and late on the third.

How do you determine what my property should rent for?

Golden Vine property manager will go to your property to evaluate it and discuss with you how much you property should rent for and what needs to be done to get the desired rent.

What is Normal Wear and Tear?

The normal use of a property when a tenant resides and its expected use. Normal wear and tear does not include damaged doors, broken windows, etc..This where the ongoing visual inspections by Golden Vine Real Estate and Property Management for all of our San Diego Rentals comes into place. It allows management to stay in the know as to your property condition and its where it pays to have a professional like Golden Vine to be on the job from day one.

Repairs
What happens when your property needs repairs?

Golden Vine has a contractor on call 24/7 for any emergency repairs. Your San Diego investment will be attended to even if our office is closed. The normal wear of plumbing and electrical repairs will come up from time to time. Those repairs when they do come up, a contractor will schedule the appropriate repair. If the tenant did not took care of your property and it needs a repair, the tenant will be required to make the appropriate repair. If the tenant does not addressed the repair, the repair will be made and the tenant will be billed for it.

It does not matter whether you are across town or across the country or in another country,
you can feel confident that we will manage your property as if you were living next door.


Can I use the handyman I know for repairs?

Golden Vine Real Estate and Property Management can use your handyman or vendor on repairs that you know and trust. Golden Vine will use the appropriate repair vendor depending on the type of repair needed when necessary. When you sign on with Golden Vine, you can tell Golden Vine your specific maintenance needs and instructions. If you have a vendors that you like to have working at the property we will need a list of any and all contractual service agreement and the vendors names and telephone numbers (e.g. waste service provider, landscaper, home warranty or appliance warranty etc.)
